Design and Access Statements (DAS)

A Design and Access Statement (DAS) is a key document required for many planning applications in Wales.

It serves as a communication tool, outlining how the design of a proposal has been considered from the outset and how the principles of good design have informed the proposal.

The provision of a DAS is a statutory requirement for a variety of planning application for major development proposals. For those applications that do not require a DAS, Local Planning Authorities have the ability to request one be accompanied for a planning application to provide further clarification or information on design during the determination process.

At TEPL, we produce expert Design and Access Statements (DAS) in accordance with Technical Advice Note 12 (TAN12): Design, Planning Policy Wales (PPW) and relevant National and Local Planning Policy and legislation. We ensure that our DAS detail and address the design principles and concepts that have been applied to the proposed development; as well as how uses relating to access to the developments have been considered. TEPL develop and demonstrate how the proposed developments have addressed inclusivity, environmental sustainability, movements and character.
