Design and Access Statements (DAS)

A Design and Access Statement (DAS) is a key document required for many planning applications in Wales.

It serves as a communication tool, outlining how the design of a proposal has been considered from the outset and how the principles of good design have informed the proposal.

The provision of a DAS is a statutory requirement for a variety of planning application for major development proposals. For those applications that do not require a DAS, Local Planning Authorities have the ability to request one be accompanied for a planning application to provide further clarification or information on design during the determination process.

At TEPL, we produce expert Design and Access Statements (DAS) in accordance with Technical Advice Note 12 (TAN12): Design, Planning Policy Wales (PPW) and relevant National and Local Planning Policy and legislation.
